There are two schools of thought when it comes to building maintenance. You have those who understand the value in having a planned maintenance agreement in place; acknowledging the efficiencies and reduced downtime which can be achieved through frequent and good quality maintenance, and those who’d rather deal with maintenance on a reactive basis.

Normally the pursuit of maintenance on a reactive basis is largely in the hope of reducing expenditure, on what some see as an unnecessary exercise. In truth, there is no saving to be made in this instance, in fact it’s proven that you’ll likely end up spending more through reactive maintenance and avoidable repairs, than if you invested in a robust planned maintenance regime.

For example, if you were to purchase a new car, you’ll have it serviced at defined intervals to ensure that it continues to run as well as the day you brought it, and the same applies to building services. It goes without saying that if you choose not to service and maintain your expensive air conditioning, the system performance will deteriorate and become less efficient, and consequently the lifecycle of core components will be vastly reduced - working that much harder for longer periods.
